34,437 residential sales worth AED 73.7bn, with ready apartments selling at a median AED 1,403 per sqft. Real recorded transactions from the Dubai Land Department, not asking prices.

  • Dubai recorded 34,437 residential sales in Q2 2026, worth AED 73.7bn. Sales volume was down 23.1% on Q2 2025, and down 18.2% on Q1 2026.
  • Off-plan sales made up 75.9% of transactions (+10.2 percentage points versus Q2 2025).
  • Ready apartments sold at a median AED 1,403 per sqft, up 2.7% on Q2 2025. Off-plan apartments sold at AED 1,757 per sqft, down 4.2% on Q2 2025.
  • Ready villas and townhouses sold at a median AED 1,430 per sqft, up 4.5% on Q2 2025, with a median price of AED 3.6M.
  • By sales value, Palm Deira led with AED 4.8bn, followed by Dubai World Central and Saih Shuaib 1.
  • Azizi Venice 14 was the most active project with 1,245 sales.
  • Lenders registered 8,823 mortgages worth AED 31.6bn (all property types), down 19.7% on Q2 2025.
  • Among areas with at least 20 ready-apartment sales in both periods, Jaddaf Waterfront had the biggest rise in price per sqft year on year (+30.4%), while Mohammed Bin Rashid Al Maktoum City -district -1 Community fell the most (-16.3%).

Prices per sqft are medians; ready (existing) and off-plan sales are shown separately because they are priced differently, and sales under AED 250 per sqft are ignored. Total value excludes single transactions above AED 300 million. Villa, townhouse and plot prices per sqft use the registered unit or plot area. Area and project names follow Dubai Land Department records. Mortgage figures cover all property types. Recent quarters are preliminary because the Dubai Land Department adds transactions after the fact. This is market information, not a valuation or financial advice.
