52,890 residential sales worth AED 123.3bn, with ready apartments selling at a median AED 1,386 per sqft. Real recorded transactions from the Dubai Land Department, not asking prices.

  • Dubai recorded 52,890 residential sales in Q4 2025, worth AED 123.3bn. Sales volume was up 14.1% on Q4 2024, and down 1.2% on Q3 2025.
  • Off-plan sales made up 71.5% of transactions (+5.5 percentage points versus Q4 2024).
  • Ready apartments sold at a median AED 1,386 per sqft, up 7.9% on Q4 2024. Off-plan apartments sold at AED 1,858 per sqft, up 6.4% on Q4 2024.
  • Ready villas and townhouses sold at a median AED 1,468 per sqft, up 14.0% on Q4 2024, with a median price of AED 3.65M.
  • By sales value, Business Bay led with AED 7.4bn, followed by Dubai Investment Park Second and Jumeirah Village Circle.
  • Binghatti Vintage was the most active project with 878 sales.
  • Lenders registered 11,332 mortgages worth AED 41.6bn (all property types), up 16.0% on Q4 2024.
  • Among areas with at least 20 ready-apartment sales in both periods, Motor City had the biggest rise in price per sqft year on year (+42.1%), while Jumeirah Golf Estates fell the most (-23.9%).

Prices per sqft are medians; ready (existing) and off-plan sales are shown separately because they are priced differently, and sales under AED 250 per sqft are ignored. Total value excludes single transactions above AED 300 million. Villa, townhouse and plot prices per sqft use the registered unit or plot area. Area and project names follow Dubai Land Department records. Mortgage figures cover all property types. Recent quarters are preliminary because the Dubai Land Department adds transactions after the fact. This is market information, not a valuation or financial advice.
