53,519 residential sales worth AED 122.7bn, with ready apartments selling at a median AED 1,319 per sqft. Real recorded transactions from the Dubai Land Department, not asking prices.

  • Dubai recorded 53,519 residential sales in Q3 2025, worth AED 122.7bn. Sales volume was up 16.4% on Q3 2024, and up 19.5% on Q2 2025.
  • Off-plan sales made up 72.5% of transactions (+5.7 percentage points versus Q3 2024).
  • Ready apartments sold at a median AED 1,319 per sqft, up 10.7% on Q3 2024. Off-plan apartments sold at AED 1,871 per sqft, up 4.4% on Q3 2024.
  • Ready villas and townhouses sold at a median AED 1,386 per sqft, up 13.0% on Q3 2024, with a median price of AED 3.55M.
  • By sales value, Business Bay led with AED 8.5bn, followed by Jumeirah Village Circle and Dubai Maritime City.
  • Binghatti Skyrise was the most active project with 1,402 sales.
  • Lenders registered 11,277 mortgages worth AED 41.9bn (all property types), up 9.6% on Q3 2024.
  • Among areas with at least 20 ready-apartment sales in both periods, Motor City had the biggest rise in price per sqft year on year (+35.2%), while Dubai Studio City fell the most (-24.1%).

Prices per sqft are medians; ready (existing) and off-plan sales are shown separately because they are priced differently, and sales under AED 250 per sqft are ignored. Total value excludes single transactions above AED 300 million. Villa, townhouse and plot prices per sqft use the registered unit or plot area. Area and project names follow Dubai Land Department records. Mortgage figures cover all property types. Recent quarters are preliminary because the Dubai Land Department adds transactions after the fact. This is market information, not a valuation or financial advice.
