  • Dubai recorded 42,106 residential sales in Q1 2026, worth AED 106.3bn. Sales volume was up 6.2% on Q1 2025, and down 20.4% on Q4 2025.
  • Off-plan sales made up 70.4% of transactions (+8.1 percentage points versus Q1 2025).
  • Ready apartments sold at a median AED 1,433 per sqft, up 6.3% on Q1 2025. Off-plan apartments sold at AED 1,852 per sqft, up 2.3% on Q1 2025.
  • Ready villas and townhouses sold at a median AED 1,495 per sqft, up 10.4% on Q1 2025, with a median price of AED 3.23M.
  • By sales value, Al Yelayiss 1 led with AED 9.1bn, followed by Palm Deira and Business Bay.
  • Maybach Six was the most active project with 656 sales.
  • Lenders registered 10,150 mortgages worth AED 37.9bn (all property types), up 9.3% on Q1 2025.
  • Among areas with at least 20 ready-apartment sales in both periods, Dubai Studio City had the biggest rise in price per sqft year on year (+38.8%), while Majan fell the most (-17.0%).

Prices per sqft are medians; ready (existing) and off-plan sales are shown separately because they are priced differently, and sales under AED 250 per sqft are ignored. Total value excludes single transactions above AED 300 million. Villa, townhouse and plot prices per sqft use the registered unit or plot area. Area and project names follow Dubai Land Department records. Mortgage figures cover all property types. Recent quarters are preliminary because the Dubai Land Department adds transactions after the fact. This is market information, not a valuation or financial advice.
