39,656 residential sales worth AED 92.5bn, with ready apartments selling at a median AED 1,348 per sqft. Real recorded transactions from the Dubai Land Department, not asking prices.

  • Dubai recorded 39,656 residential sales in Q1 2025, worth AED 92.5bn. Sales volume was up 20.3% on Q1 2024, and down 14.4% on Q4 2024.
  • Off-plan sales made up 62.3% of transactions (+3.9 percentage points versus Q1 2024).
  • Ready apartments sold at a median AED 1,348 per sqft, up 8.9% on Q1 2024. Off-plan apartments sold at AED 1,811 per sqft, up 0.5% on Q1 2024.
  • Ready villas and townhouses sold at a median AED 1,354 per sqft, up 21.1% on Q1 2024, with a median price of AED 3.33M.
  • By sales value, The Valley led with AED 6.5bn, followed by Business Bay and Wadi Al Safa 5.
  • Terra Heights was the most active project with 758 sales.
  • Lenders registered 9,287 mortgages worth AED 33.0bn (all property types), up 19.7% on Q1 2024.
  • Among areas with at least 20 ready-apartment sales in both periods, Down Town Jabal Ali had the biggest rise in price per sqft year on year (+71.8%), while Dubai Studio City fell the most (-12.3%).

Prices per sqft are medians; ready (existing) and off-plan sales are shown separately because they are priced differently, and sales under AED 250 per sqft are ignored. Total value excludes single transactions above AED 300 million. Villa, townhouse and plot prices per sqft use the registered unit or plot area. Area and project names follow Dubai Land Department records. Mortgage figures cover all property types. Recent quarters are preliminary because the Dubai Land Department adds transactions after the fact. This is market information, not a valuation or financial advice.
