Can Americans get a Golden Visa through Dubai property? Yes, American citizens can qualify for UAE residency by buying property, on the same terms as other foreign buyers. The 10-year Golden Visa requires property worth AED 2 million, which is about $545,000. A shorter 2-year investor visa also exists, and in 2026 reports say Dubai dropped its minimum price for sole owners. However, the sources disagree on several important details, and the visa changes nothing about your US tax duties. This guide separates what is settled from what is not, so you can plan without surprises.

What does a Golden Visa for Americans include?
The Golden Visa is a long-term, renewable UAE residence permit. It lets you live in the UAE without an employer sponsor, and holders can usually sponsor family members. It stays valid only while you keep meeting the conditions, so selling the qualifying property can end it.
Most guides list the same practical steps: a medical fitness test, an Emirates ID, and proof of health insurance. We found no source that requires a minimum stay in the UAE. One guide says holders can spend more than six months abroad without losing residency. That is a secondary source, so confirm it with the immigration authority.
How much property do you need for a Golden Visa for Americans?
The 10-year route needs AED 2 million of property, which is $544,600 at the fixed rate of 3.6725. That can be one property or, according to some sources, several properties combined, all registered in your name. Most guides also say you should buy comfortably above AED 2 million, because the test often uses a valuation certified by the Dubai Land Department (DLD), and a valuation can come in below the asking price.
What does AED 2 million buy? On our site today, 204 of our 433 sale listings are priced at AED 2 million or more. Between AED 2 million and AED 2.5 million, we list 64 homes: 29 are ready and 35 are off-plan secondary resales. Most are 3- and 4-bedroom townhouses in DAMAC Hills 2 (Akoya) and Dubailand, plus about eight 2-bedroom apartments. In addition, 348 of our 1,118 off-plan projects start at AED 2 million or more. Browse them on our off-plan projects page or see what a smaller budget buys.
Does a mortgage count toward the Golden Visa?
This is the biggest point where sources disagree. We found three readings:
- Valuation-based. A mortgaged Dubai property qualifies if its DLD-certified valuation reaches AED 2 million, with no minimum equity. Some sources link this to a rule change in February 2026.
- Paid-amount-based. The amount you have already paid must reach AED 2 million, and the outstanding loan does not count.
- Half-paid test. Older guides say you must have paid about 50% of the value. Other sources say this rule was removed.
Because the readings conflict, do not buy a mortgaged property for the visa alone. Ask the immigration authority or a licensed consultant how they apply the test today, and get it in writing. Also expect to supply a bank no-objection letter for a mortgaged unit. Our 2026 property visa guide covers the rules as we last summarised them, and our financing guide for US citizens explains the lending side.
Can off-plan property qualify?
Many sources say off-plan counts for the 10-year visa if the developer is approved and the sale is registered with the DLD as Oqood. They disagree on the test. Some say the unit must be valued at AED 2 million or more at purchase. Others say the instalments you have paid so far must reach AED 2 million. For the 2-year investor visa, most sources say the unit must be completed, although one says Oqood contracts are accepted. If you plan to buy off-plan for the visa, ask for written confirmation first. Our guide to off-plan payment plans explains how the instalments work.
What changed for the 2-year investor visa in 2026?
Several 2026 reports say Dubai removed the AED 750,000 minimum for sole owners of a completed residential property from late April 2026. Joint owners reportedly need a share worth at least AED 400,000 each. Sources disagree on whether spouses can combine their shares, and some guides still show the old AED 750,000 figure. The property must be in Dubai, registered with the DLD, and you must hold the title deed. The visa needs a medical test and health insurance, and you must keep the property while the visa runs.
What does a Golden Visa for Americans mean for US tax?
The UAE does not tax personal income, but a visa does not change what the US taxes. US citizens owe US tax on worldwide income whether they live in the US or the UAE. Residency in Dubai can help some Americans qualify for the foreign earned income exclusion, but it only covers earned income, not rent, dividends or capital gains, and it has its own tests. Reporting duties such as the FBAR and Form 8938 can also still apply when you hold foreign accounts.
So treat the visa as a lifestyle and residency tool, not a tax plan. Read our guide on Dubai property and US taxes, and speak to a US tax adviser who knows expatriate cases before you move.
How do you apply for the Golden Visa for Americans?
- Choose a qualifying property and confirm the visa test in writing with the authority or a licensed consultant.
- Buy it and get your documents: the title deed or Oqood certificate, a DLD valuation if required, and a bank no-objection letter for a mortgaged unit.
- Apply through the official investor residency channels.
- Complete the medical test and provide health insurance.
- Get your Emirates ID and your visa.
- Keep the property and renew the visa when it expires.
Fees and timing vary, so ask the authority or your consultant for a current estimate.
Is a Golden Visa for Americans a good reason to buy?
A visa can add real value if you want to live in or spend long periods in Dubai. It is a weaker reason to buy on its own. The visa depends on keeping the property, Dubai’s market has cooled in 2026, and the US government rates the UAE at Level 3 for travel. Read our guide on whether Dubai is safe right now before you decide. Buy because the property suits your goals, and treat the visa as a bonus that you confirm first.
Frequently asked questions
Can US citizens get a Golden Visa in Dubai?
Yes. US citizens can qualify through property on the same terms as other nationalities. Nationality does not change the investment threshold.
Do I have to live in the UAE to keep a Golden Visa?
We found no source that sets a minimum stay for the property-based visa, and one guide says six months abroad does not cancel it. Confirm the current rule before you rely on it.
Can my family get residency with my Golden Visa?
Holders can usually sponsor family members, such as a spouse and children. Sources disagree on costs and on who else you can sponsor, so check the current list.
What happens to my visa if I sell the property?
The visa depends on meeting the conditions. If you sell the qualifying property, you may lose eligibility, so plan the timing with the authority.
Does a UAE Golden Visa affect my US citizenship?
No. A UAE residence permit does not change your US citizenship, and it does not end your US tax and reporting duties.
