Living in Ardee Downtown

Ardee describes Ardee Downtown as the emirate’s first family-oriented, full-fledged downtown district, set within a 5.2 million sq ft masterplan. According to its presentation it will have more than 4,000 residential units, more than 600,000 sq ft of retail, a 1 km walkable promenade, about 350 luxury hotel keys, more than 50 food and beverage outlets and an attraction with a central fountain show. The Views by Ardee has two towers around a landscaped podium, with townhouses opening onto the pool deck.

• Studio: 368 to 386 sq ft, from AED 888,000 (272 residences)
• 1 bedroom: 666 to 837 sq ft, from AED 1,300,000 (288 residences)
• 2 bedroom: 1,028 to 1,082 sq ft, from AED 2,085,000 (56 residences)

Payment plan

The developer advertises a 50/50 plan: 10% on booking, 10% within 45 days, 10% at month 12, 10% at month 24 and 10% on completion, then 50% in quarterly instalments over three years after completion. On an AED 1,300,000 one-bedroom, for example, that is AED 130,000 at each of the five steps and then 12 quarterly instalments of about AED 54,167. Terms and conditions apply.

Expression of interest

EOI is open at AED 30,000 for studios, 1-bedrooms and 2-bedrooms and AED 100,000 for floor, sky and townhouse units. The official launch is on 5 November 2026, according to the launch message we received. Ask us to confirm the refund terms before you pay.
