Aldar offers a 50/50 payment plan. You pay 5% on booking, then instalments between March 2027 and June 2029, and the remaining 50% on handover. Aldar describes Marsa Al Saadiyat as an AED 100 billion waterfront destination of about 6.4 million sqm, with:

Rooted in Emirati tradition

The community weaves Emirati heritage into its design. The outdoor majlis pavilion is a place to gather. The aflaj water feature reimagines a traditional irrigation system as a flowing water channel. The areesh screens and boundary walls reinterpret woven palm-frond building techniques, and Emirati designer Abdalla Almulla created bespoke artistic elements for the community, including a commissioned fountain.

Schools and everyday life

A school is planned within the Talay community, and six leading institutions are close by, including NYU Abu Dhabi, about 1 km away. A retail hub is up to 1 km away, and both communities are gated with 24/7 security and community maintenance.
