The Developer

IMTIAZ

A Dubai-headquartered developer that has scaled quickly across Jumeirah Village Circle, Dubai Islands, and now the Sheikh Zayed Road corridor. RAW District — this project’s first phase — reportedly sold out on its June 2026 launch day at an AED ~2 billion valuation; RAW District II followed with a second consecutive launch-day sellout in July 2026, at an AED ~1.5 billion valuation, for its residential and office release. District Mall is the retail component now being released.

Imtiaz runs design, construction and delivery largely in-house, and has reported several early handovers across its JVC portfolio. It’s a fast-growing, privately held developer — not on the scale of Emaar or Damac, but reported among Dubai’s top developers by 2026 sales volume.

Buyer Protections

The residential apartments at RAW District II are a separate, simpler purchase.

Is a specific rental return or ROI guaranteed?

No — and we wouldn’t want to tell you otherwise. The yield framework in this pack is illustrative, based on the rent a unit would need to hit a given gross yield at current pricing. Actual returns depend on the tenant you secure, market conditions at handover, and how the district’s footfall develops.

Is my payment protected if the project is delayed?

Yes. Funds sit in an escrow account reserved for the project’s construction, not the developer’s general accounts, per Dubai’s Law No. 8 of 2007. If a project stalls, the Dubai Land Department and the escrow bank are required to work toward completion or refunds.

What’s the payment plan?
